Buying and renting

If you live in Barnet, Camden, Enfield, Haringey, Islington or Westminster you could make living On the Green into a reality.

The homes are made available through New Build HomeBuy. It is a part buy, part rent scheme that lets you buy what you can afford now without stretching yourself financially. When you can afford to, you can buy more of your home or even own it outright, at the price it is worth at the time.

New Build HomeBuy is for people who cannot afford to buy a suitable home on the open market. You will need to meet a minimum household requirement (this is calculated on an individual basis) and you must be able to pay for the mortgage valuation or survey, legal fees and stamp duty. If you need help to find a lender and solicitor with experience in affordable housing, it can be arranged.

Affording On the Green

You can buy 25% of the total value of a new home and pay the housing association (Metropolitan Homes or Tower Homes) a discounted rent on the remainder. You buy what you can afford now with the option of buying additional shares in your home. You can increase your share up to 100%, when you will own your home outright and be rent-free, or you can continue to part own and part rent.

The costs you will need to meet include:

  • Your mortgage repayment to the lender
  • Your rent, which you pay to the housing association (for the part of the property you are not buying)
  • A management fee
  • Buildings insurance
  • Service charge for the maintenance and upkeep of communal areas
